The Crenshaw District is a diverse and culturally rich community located near the heart of Los Angeles. Home to nearly 30,000 residents, the city has experienced a renaissance of sorts in the form of new development in the residential, commercial and retail sectors. This Los Angeles suburb is defined by its towering palm trees that line commercial and neighborhood streets. Along those streets is a fine mix of attractive and affordable housing in all price ranges in addition to a variety of privately owned businesses that cater to area residents. Real estate options consist of single-family homes, condominiums and townhouses.

Two primary retail and entertainment centers are the Baldwin Hills-Crenshaw plaza shopping mall and the 12-screen Magic Johnson Theatres multiplex. Crenshaw has a high home ownership rate among residents and is a very proud community. Its proximity to downtown Los Angeles, the South Bay beaches, Santa Monica and the Wilshire Boulevard business district provides residents with a host of educational, recreational and employment opportunities all within an easy commute.

Although Los Angeles is famous for its complex freeway network, Crenshaw's centralized location makes most of the region and its vast amenities accessible by city streets and avenues. In fact, Crenshaw Boulevard, the city's main thoroughfare, stretches all the way from Wilshire Boulevard at Los Angeles' Museum Row south to Rolling Hills which is nestled near the base of the Palos Verdes Peninsula.

Crenshaw, CA Real Estate Market: Prices of Crenshaw Houses for Sale

Homes in Crenshaw come in all shapes and sizes and range from condominiums and townhouses to single-family residences. From modern and contemporary properties to craftsman homes on large lots, the city is predominately comprised of vast residential neighborhoods interspersed with local stores, restaurants and small retail shops. Condominiums are priced from $200,000 to $450,000 and up while townhouses range in price from $200,000 to $600,000 depending on the size and location.

Homes are mainly located in quiet neighborhoods on long city blocks. Single-family homes are priced from $250,000 to $700,000 and higher. Most single-family residences are situated near elementary schools and small neighborhood parks and community centers. The city's long history also gives Crenshaw a higher than average population of historic homes and real estate properties that are also available for purchase. There is little room for the purchase of new lots for custom building. However, city ordinances do allow custom building on existing property lots.


Crenshaw Real Estate Stats and Trends for the week of April 21st, 2020: homes priced around $1,368,286 compared to $1,368,286 the previous week, to remain steady with no change in listing price.  For Tuesday, April 21st, the current national mortgage rate for a 30 year fixed mortgage is 4.51%; the 15 year fixed rate is at 3.90%. For a loan larger than conventional conforming loans, or 'jumbo' loan, the 30 year rate is 4.41%, while the 15 year jumbo rate currently is at 4.12%.
